Description

·         Oversees maintenance programs, projects and tasks. Supervises, under direction of the maintenance manager, staff who repair and maintain facilities, systems and equipment and care for grounds and support equipment. Ensures optimal functioning of building systems including mechanical, fire/life safety and elevators. Oversees contractors for facilities renovation projects involving heating, ventilation and air conditioning and electrical and production floor arrangement. Sets priorities for projects and work orders.

·         Implements the Maintenance Program at an EnergySolutions site/facility/project using best industry practices. Participates in the development of goals and objectives as well as policies and procedures. Makes recommendations for changes and improvements to existing standards, policies and procedures. Participates in the implementation of approved policies and procedures. Monitors work activities to ensure compliance with established policies and procedures. These tasks are necessary to ensure smooth company operations and compliance with company policies and local, state and federal regulations.

·         Plans, organizes and monitors maintenance operations. Supervises, reviews and assists with maintenance work carried out by maintenance staff (i.e., skilled tradesmen, helpers and laborers). Performs the work of maintenance staff as required.

·         Establishes schedules and methods for providing facility maintenance services. Identifies resource needs. Reviews needs with appropriate management staff. Allocates resources accordingly.

·         Provides technical assistance to the maintenance manager as requested.

·         Develops and organizes preventive maintenance and safety inspection programs for all facilities, systems and equipment.

·         Inspects buildings to identify maintenance issues such as clogged drains, leaky ceilings and faulty electrical switches. Reports on findings and creates work assignments for maintenance staff. Is responsible for maintaining electrical, plumbing, mechanical and related systems.

·         Coordinates construction projects, remodels and other special projects.

·         Determines material, equipment and supplies to be used. Monitors and controls supplies and equipment. Orders supplies and tools as necessary. Transfers equipment and staff from one project to another as necessary. Maintains inventory such as cleaning supplies, tools and office supplies.

·         Estimates costs, staffing, material and equipment requirements for maintenance work.

·         Monitors expenditures. Prepares cost estimates. Submits justifications for equipment.

·         Assists in the preparation of various contracts, requests for proposal and reports.

·         Prepares documents for equipment procurement. Prepares specifications and contracts for contract services.

·         Creates periodic reports such as work schedules, employee payroll and budget planning.

·         Keeps time cards and other routine records.

·         Manages staff selection, development and retention. Establishes and monitors work goals and objectives. Evaluates employees through performance reviews, ongoing coaching and feedback methods.

·         Ensures maintenance staff are adequately trained, equipped and motivated so the Maintenance Program can be accomplished in a safe, timely and cost-effective manner. Trains or coordinates training on facility maintenance and safety methods, procedures and techniques. Maintains and updates operating and training manuals for the Maintenance Department.

·         Trains, develops and motivates subordinates to improve their present performance and to prepare for higher-level jobs. Determines significant changes in responsibilities and major tasks of subordinates by reviewing job responsibilities on a regular basis.

·         Reviews salaries of subordinates and recommends changes when warranted. Recommends promotions, transfers, demotions and discharges. Maintains discipline and recommends corrective action as warranted.

·         Provides direction and guidance to maintenance staff on maintenance-related matters.

·         Follows organizational policies and procedures and ensures staff is in compliance.

·         Performs other duties as assigned.

Job Requirements

·         Effective verbal and written communication skills

·         Strong leadership and coaching skills

·         Detailed knowledge of operations, services, practices, procedures and activities associated with site/facility/systems/ grounds maintenance, repair and construction

·         Detailed knowledge of the materials, methods, terminology, equipment and tools used in maintenance, repair and construction activities

·         Detailed knowledge of the occupational hazards and corresponding safety precautions necessary for the safe performance of tasks

·         Ability to read and understand existing and planned facility drawings, plans, schematics and specifications

·         Ability to develop and communicate work steps required to maintain and test existing and planned equipment and control systems

·         Ability to manage and/or monitor multiple projects and activities occurring simultaneously

·         Ability to work with employees at all organizational levels

·         Intermediate proficiency in Microsoft Word, database applications and spreadsheets

·         Ability to obtain a U.S. Department of Energy “Q” clearance (as required by assigned work location)

Minimum Qualifications and Years of Experience

Education

·         High School diploma or GED

·         An associate’s degree in a related technical field or

·         4 years of technical training preferred

 

Certifications

·         None required

·         A valid driver’s license with a clean record required

·         Evidence of insurability required

 

Required Experience

·         A minimum of 3 years of experience with repairs, maintenance, startup and testing of nuclear processes and/or systems required (as dictated by work location)

·         A minimum of 3 years of increasingly responsible facility maintenance experience

·         A minimum of 2 years of experience in a lead, supervisory or managerial position(s)

·         A minimum of 3 years of working knowledge and experience with state and/or federal regulations/regulators
